Fairbank Construction began on Bainbridge Island more than four decades ago and now proudly serves clients throughout Kitsap County and the Western Sound. From custom homes and ADUs to remodels and specialty projects, we work with homeowners across Bainbridge Island, Poulsbo, Kingston, Silverdale, Bremerton, Port Ludlow, Port Gamble, Port Townsend, and surrounding communities.
Do you handle both residential and commercial projects?
Yes. We build custom homes, ADUs, and residential remodels, and we also have a long history of delivering commercial projects throughout Kitsap County. Our commercial experience includes multi-family developments, professional office buildings, retail spaces, community facilities, and churches.
Whether residential or commercial, our approach is the same—thoughtful planning, skilled craftsmanship, and a well-managed process that supports your goals from design through completion.
How long does a custom home build typically take?
Every home is unique, but most custom home builds range from 12 to 24 months, depending on size, architectural complexity, permitting, and site conditions. From early planning through final walkthrough, we work closely with clients, architects, and designers to create a predictable, well-managed building experience.
Can you help with design, or should I bring my own architect?
You are welcome to bring your own architect or designer—Fairbank has long-standing relationships with many of the region’s most respected professionals.
If you’re starting without a design team in place, we’re happy to recommend architects and designers whose style, process, and values align well with your vision. Our approach is collaborative from the beginning, ensuring your goals, budget, and timeline stay aligned throughout the project.
Are your projects sustainable or eco-friendly?
Yes. Sustainability has been a natural part of our building philosophy for decades.
We incorporate energy-efficient systems, durable materials, smart building practices, and thoughtful site planning into every project. While we don’t position ourselves as a “green-only” contractor, we regularly build to high-performance standards. We can incorporate a range of eco-friendly options—from improved insulation and ventilation strategies to solar-ready planning and low-impact materials.

What is the first step if I’m interested in working with you?
The best place to start is a conversation with one of our project managers. We’ll talk through your goals, timeline, and budget to determine if we’re the right fit. From there, we outline next steps—whether that’s meeting on-site, reviewing plans, or connecting you with an architect or designer.
Do you provide estimates or pricing ranges?
We don’t offer generic pricing because every project is unique. Instead, we prepare detailed, accurate estimates after understanding your design, scope, materials, and site conditions. This approach helps ensure clear expectations and more predictable outcomes.
Do you work with HOA or architectural review boards?
Yes. We regularly coordinate with HOAs and architectural review boards across Bainbridge Island and Kitsap County. Our team manages submittals, responds to review comments, and ensures your design meets all guidelines before construction begins.
Do you manage permitting?
Absolutely. We handle the entire permitting process—from preparing documents and coordinating with architects or engineers to submitting and tracking applications with the local jurisdiction. This keeps the project moving and reduces delays.
How early should we engage a builder?
As early as possible. Involving us during or even before the design phase helps guide decisions that impact cost, timeline, and feasibility. Early collaboration leads to better alignment between your vision, budget, and the realities of construction.
Can you build on challenging or waterfront sites?
Yes. We have deep experience building on complex sites, including shoreline properties, steep slopes, and wooded or environmentally sensitive lots. These settings require thoughtful planning and specialized knowledge—areas where our team excels.
Do you warranty your work?
Yes. Our projects include a comprehensive workmanship warranty along with all applicable manufacturer warranties. More importantly, we’re a long-standing local builder, so our team is close by and available to support you well beyond move-in.
How do you communicate during the project?
We use Procore for scheduling, updates, selections, and daily logs. Clients have real-time access to progress photos, documents, and communication threads, which keeps the process transparent and organized. We also hold routine OAC (Owner, Architect, Contractor) meetings to ensure clear and consistent communication.
Do you have your own carpenters?
We do. Our in-house carpenters and craftspeople handle much of the framing, finish work, cabinet installation, and on-site details that define Fairbank’s quality. Having our own team ensures consistency, craftsmanship, and control over the final product.
Can you work with my interior designer?
Absolutely. We regularly collaborate with interior designers and welcome any team you bring to the project. If you don’t have one, we can recommend designers who align well with your style and goals.
Do you offer remodeling services?
Yes. Through Fairbank Special Services, we handle focused remodeling work including kitchens, baths, additions, ADU’s, decks, and whole-home updates. Our smaller-project division gives homeowners access to the same craftsmanship and professionalism found in our custom homes, but with a streamlined approach tailored to renovations.
What types of ADUs do you build?
We build a wide range of ADUs—custom designs, garage conversions, detached units, and our turn-key Fairbank ADU Select offerings. These models are thoughtfully designed for Kitsap County and provide an efficient, code-compliant, and well-crafted option for homeowners seeking added space or rental potential.
Do you take small home repairs?
Yes. Fairbank Special Services was created specifically for smaller projects—repairs, upgrades, and home maintenance. It’s an easy way to take care of projects that need a skilled hand without the scale of a full remodel.
Do you offer services for seniors or aging in place?
Yes. Caring for our senior community is an important part of who we are. Our team includes CAPS-certified (Certified Aging-in-Place Specialist) professionals trained to help homeowners create safer, more comfortable, and more accessible living environments.
